Naples went into summer one way. It's coming out looking considerably different.

A Whole Foods is officially in development for East Naples. Brooks Burgers is leaving its longtime downtown home — but thankfully isn't leaving downtown. Vuori has arrived at Waterside Shops. Another Broken Egg is serving brunch in East Naples. The Good Pour is gearing up for a three-day grand opening celebration. And Southwest Florida finally has its first Whataburger.

Meanwhile, Coastland Center is quietly loading up on new restaurants, Dutch Bros is eyeing a familiar East Naples corner, and several longtime businesses didn't make it through the summer unchanged.

🔥 THE BIG ONES

🛒 Whole Foods Is Coming to East Naples

📍 Vitano — Davis Boulevard & Santa Barbara Boulevard

This is easily one of the biggest retail announcements of the fall.

Whole Foods Market has confirmed that a new store is in development at Vitano, the massive mixed-use community planned at Davis and Santa Barbara boulevards in East Naples.

And this isn't just another shopping center.

Vitano is planned across approximately 82 acres, with more than 20 retail and restaurant spaces, 200 townhomes and 422 apartments.

Plans show an approximately 32,000-square-foot Whole Foods Market anchoring the commercial portion of the development. It would become Collier County's second Whole Foods, joining the longtime North Naples store at Mercato.

But don't grab your reusable shopping bags quite yet.

Vitano remains in the planning and permitting stages. The developer has said it hopes to break ground in 2027, with the retail portion expected roughly 20 months after construction begins.

Still, after years of questions about what would eventually rise on the property, East Naples finally has a major answer:

🍔 Brooks Burgers Is Moving — Not Closing

📍 Current: 330 Ninth Street South
📍 Future: 1200 Central Avenue

Naples almost lost one of its downtown institutions.

After more than 15 years at 330 Ninth Street South, the original Brooks Burgers has to leave its longtime home as the property is sold for redevelopment.

Owner Todd Brooks must vacate the original location by November 30.

He's only moving about half a mile away.

Brooks has signed a lease for the former Alley and Mini Bar spaces at 1200 Central Avenue, where the restaurant will become Brooks Burgers & Bar.

The goal is to make the move around December 1, although construction and timing could shift.

So yes, the original Brooks location is disappearing.

👗 Vuori Is Now Open at Waterside Shops

📍 5475 Tamiami Trail N., Suite A7

One of Waterside Shops' most anticipated new retailers officially opened September 4.

California-based Vuori brought its performance and lifestyle apparel to a new approximately 4,000-square-foot store, taking over part of the former Pottery Barn space.

The brand has built a major following by blending athletic wear with everyday clothing — think workout gear that doesn't necessarily look like you're headed to the gym.

Its arrival adds another nationally prominent lifestyle brand to Waterside's increasingly packed luxury retail lineup.

🍳 Another Broken Egg Opens in East Naples

📍 6917 Collier Blvd., Suite 701 — Triangle Shoppes

East Naples has another brunch option.

Another Broken Egg Cafe opened September 19 at the new Triangle Shoppes development near U.S. 41 and Collier Boulevard.

The Southern-inspired breakfast, brunch and lunch concept offers everything from pancakes and omelets to cocktails, mimosas and Bloody Marys, along with outdoor patio seating and a full bar.

And Naples is only the beginning.

The local operator plans four Another Broken Egg locations across Collier and Lee counties, making the East Naples restaurant the first piece of a larger Southwest Florida expansion.

🍷 The Good Pour — Shoppes at Vanderbilt

📍 2373 Vanderbilt Beach Road

It's technically already open, but its big celebration is still ahead.

The Good Pour began its Naples soft opening September 3 in a 7,200-square-foot marketplace at the Shoppes at Vanderbilt.

This isn't your standard bottle shop.

The Florida-based wine and spirits marketplace combines thousands of products with tasting experiences, events, gifting, a private event space and a charitable model that allows shoppers to direct a portion of purchases toward participating nonprofits.

The Naples location holds its ribbon cutting October 15 followed by a three-day grand opening celebration October 16–18, featuring tastings, live music, light bites and giveaways.

🍕 La Pizzeria — Downtown Naples

📍 304 Ninth Street North

Naples got a new late-night pizza option September 1.

Sicilian brothers Luca and Valerio Di Falco, who operate Mercato Italiano next door, expanded into the neighboring Trinity Plaza space with La Pizzeria.

The focus is Neapolitan-style pizza, with red and white pies, specialty pizzas, calzones, appetizers, pasta and salads.

And here's something Naples doesn't have enough of:

It's open until 1 a.m. Tuesday through Sunday.

The brothers eventually hope to connect La Pizzeria and Mercato Italiano internally. For now, they remain separate concepts next door to each other.

🥐 Sour & Dough Artisan Bakery — North Naples

📍 893 Vanderbilt Beach Road, Unit 58 — The Pavilion

Sourdough, croissants and cruffins have landed in North Naples.

Family-owned Sour & Dough Artisan Bakery opened its second Southwest Florida location in September at The Pavilion after launching its original bakery near FGCU in 2024.

The approximately 1,190-square-foot bakery serves French-inspired breads and pastries, specialty coffee and gourmet sandwiches on house-made breads.

Among the pastry selections: cruffins, the croissant-meets-muffin hybrid we didn't know Naples needed.

💔 WHAT CLOSED — OR CHANGED COURSE

🌮 Three Area Moe's Southwest Grill Locations Are Gone

One of the more noticeable fast-casual shakeups came from Moe's Southwest Grill.

A major Moe's franchisee filed for Chapter 11 bankruptcy protection in August after years of declining sales and rising costs, while numerous underperforming restaurants were closed.

Among the local casualties were familiar locations serving the East Naples, North Naples and Gulf Coast Town Center areas.

The closures leave noticeable vacancies at Berkshire Commons and Granada Shoppes as season approaches.

🥪 McAlister's Deli — North Naples

Another familiar North Naples name quietly disappeared over the summer.

McAlister's Deli closed its longtime location in July after more than a decade in the market.

No replacement tenant has been announced.

🌯 Go Pita Didn't Disappear — It Pivoted

East Naples' Go Pita closed its traditional restaurant location after more than six years, but this one isn't exactly a goodbye.

The Mediterranean concept moved into a commercial kitchen and continues operating through catering, meal prep, pickup and delivery.

Consider it less of a closing and more of a change in format.

🎂 Beachin' Cakes — Meridian Marketplace

Beachin' Cakes closed its Collier County storefront in mid-August after building a following for custom cakes and desserts.

🍺 Kaleidoscope Beer Co. — Naples

Kaleidoscope Beer Co. also shuttered its Naples operation during a summer that proved difficult for several Southwest Florida food-and-beverage businesses.

🥩 Coastland Center Is Becoming a Restaurant Story Again

Keep an eye on Coastland Center.

There aren't one, but three restaurant projects in the works around the mall.

Atlantic Forge Mediterranean Steakhouse is transforming the nearly 11,500-square-foot former Uncle Julio's building at 2096 Ninth Street North. Plans include significant renovations, Italian cypress landscaping, patio firepit tables and a built-in gas fireplace. An opening is anticipated in early 2027.

Inside the mall, Rodizio Grill Brazilian Steakhouse is building out the former Aurelio's Pizza space. The company's own site says its Naples restaurant is expected to open in 2026.

And on the southwest side of the property, Oar & Iron Raw Bar & Grill is under construction on a new outparcel in the Macy's parking lot.

That's a substantial amount of restaurant activity happening around one Naples property.

☕ Dutch Bros Is Eyeing East Naples

📍 3585 Tamiami Trail East — former Sonic

Those property stakes at the old Sonic aren't going unnoticed.

Dutch Bros Coffee is exploring a drive-thru at the former Sonic site at U.S. 41 East and Palm Drive.

Representatives for the rapidly growing Oregon-based coffee chain met with Collier County planners in September for a pre-application meeting involving the site.

But this one comes with an important asterisk:

It isn't approved or under construction yet.

Formal development plans had not been submitted when the project surfaced, and Dutch Bros had not publicly announced an opening date.

So for now: one to watch.

🏥 Northwestern Medicine Is Taking Over a Former Restaurant

📍 2110 Tamiami Trail North

One former restaurant isn't becoming another restaurant.

Northwestern Concierge Clinic is building out the approximately 7,380-square-foot former Dorona restaurant space near U.S. 41 and Golden Gate Parkway.

Northwestern Medicine already operates a concierge medicine office in Old Naples.

Details about exactly which services will be offered at the new location have not yet been announced.

🚗 WORTH THE DRIVE: Whataburger Finally Arrives in Southwest Florida

📍 12916 S. Cleveland Ave., South Fort Myers

Okay, this one's not Naples.

But judging by the opening-day lines, plenty of Southwest Florida residents didn't care.

Whataburger opened its first Southwest Florida restaurant September 10 in South Fort Myers, bringing the Texas-born burger chain to the region for the first time.

The restaurant operates 24 hours a day with both dine-in and drive-thru service.

And another one is already on the way.

A second Southwest Florida Whataburger has been targeted for Estero near Coconut Point, giving Collier County residents a considerably shorter drive for their Whataburger fix.

👀 ONE WE'RE WATCHING

October's list tells a larger story about Naples heading into the 2026–27 season.

East Naples continues attracting bigger national brands. Waterside Shops keeps adding high-end retail. Coastland Center is rebuilding its restaurant lineup. And longtime local businesses such as Brooks Burgers are adapting as Naples real estate continues to change around them.

Some doors closed this summer.

A lot more are getting ready to open.

And with season just getting started, October probably isn't the end of the list.
